How long will it take to receive my offer?
If you’re located within our service locations, we’ll send someone out to assess your home within 24 hours. From there, we’ll prepare and send you an offer (pending final inspection) within 48 hours after you’ve submitted your request.
Should I provide photos of my home?
Photos are optional but strongly encouraged as they will help our group evaluate your property.
How does Vantage West Realty determine the offer price for my home?
Our group of real estate experts takes a variety of things into consideration when evaluating your property value. We’ll conduct a market analysis factoring in market trends, review comparable sales data, and consider your home’s unique attributes. We’ll use all of this data to provide you with a competitive offer.
Do my home’s upgrades impact the offer?
Yes, we factor in the renovations you’ve made to your home when determining the purchase offer. While filing out your offer request form, be sure to tell us which upgrades have been made and provide pictures if possible.
Can I negotiate my offer?

Will my offer expire?
Yes it will. The offer will expire seven days from the date of the original offer. Markets change quickly which can impact home values. If you would like to renew your offer, simply send us an email. Please note, the new offer price you receive may be different from the original offer.
Will someone walk me through the offer?
Yes. Once you receive our offer, one of the Cash Offer program experts will call you to review the offer, go over the process, explain service charges, and cover all the details. This is your opportunity to ask any questions you may have. We’d be happy to answer them.
Does Vantage West Realty send someone to assess my home?
Yes. Once we have received the information about your home, we will contact you and set up a time to view your home within 24 hours.
What happens after the assessment?
Vantage West Realty will typically make an offer within 24–48 hours of viewing your home. This offer is pending final inspection. If you choose to accept the offer, we’ll schedule a time for a licensed home inspector to visit your home. They will confirm its condition and determine if any repairs are required. If repairs are needed for resale, we’ll provide a detailed cost of repairs. You can decide at this point if you would like to credit Vantage West Realty and the Cash Offer program for the repairs or fix them yourself. If you do not wish to proceed at this point, you can terminate the contract without any fees.
How does the Cash Offer program by Vantage West Realty estimate repairs?
After inspection, we will provide an estimate of repair costs. This is based on the licensed inspectors assessment and our experience determining the repairs that will be needed to resell the home. The repair costs will be deducted from our final offer.
What if my home is already listed with an agent?
We cooperate fully with local realtors. However, if you’re working with an agent, we would be happy to work directly with your agent. You will be responsible to compensate your agent at closing from the sale proceeds. Simply provide your agent’s contact information in your offer request form.
How long does the process take from start to closing?
Since you’re in control of choosing your closing date, it’s really up to you. Vantage West Realty can close the sale in as little as 7 days. If you need more time, we can work with a closing date up to 90 days.
Will I actually get paid in cash?
Despite the name of our program, we won’t be bringing literal bags of money to your door. The “cash offer” simply means the funds are guaranteed and there’s no risk of the financing falling through.
What will happen to my house after I sell through the Cash Offer program?
We may make upgrades to your home to prepare it for resale. The extent of these renovations will depend on the homes condition. From there, we will look to rent and/or resell the property.
What property types do Vantage West Realty purchase?
We specialize in purchasing single family homes, condos and townhomes. Homes must have been built after 1950 and depending on the market, have a value of no more than $750,000.
Does Vantage West Realty purchase homes in age restricted and gated communities?
We certainly do. However in general the maximum purchase price for homes in age-restricted communities is $325,000.
Are there homes you don’t purchase?
Yes. While we are expanding our reach, we currently only purchase homes within our Canadian service locations. Vantage West Realty does not purchase pre-fabricated, manufactured or mobile homes. We also do not purchase homes that are on leasehold property or have rental restrictions in a strata.
Costs & Fees
What does it cost to sell to Vantage West Realty?
At Vantage West Realty, we will always strive to give you our best possible offer through the Cash Offer program. In order to deliver an efficient experience through to closing, we collect a service charge that covers the potential market risk and our costs for things like taxes, maintenance and utilities. Are there other transaction costs I should consider?
Similar to the way a traditional home sale works, you will responsible for closing costs. This could include legal fees and mortgage fees. If there are repairs required, this can be deducted from the final offer. Our group will outline all of these costs with you so can make an informed decision and move forward with confidence.
Closing & Moving
How does the closing process work?
A notary or lawyer will schedule a time for you to sign the closing documents. You may choose to have a mobile notary come to you, or sign closing documents with a lawyer of your choosing. On the closing date, the transaction is recorded at land titles and the lawyer or notary distributes funds. This process may vary depending on the province you live in.
Can I change my closing date after signing the contract?
Yes, no problem. You can change your closing date to align with your sale timeline. Making this change is free as long as it’s within our 90 day window.
Do I get to keep my appliances when I move out?
While we expect built-in appliances to stay, we can negotiate the cost of keeping appliances with the home during the offer process.
What happens during the final walk-through?
Someone from Vantage West Realty and the Cash Offer program will stop by to verify the condition of your home and ensure that all your personal belongings have been moved out of the home. You can choose to be there for this walk-through or simply leave a key with us.
